Description

Magnificent 16th and 19th century château set in 90 hectares of land, one hour from Bourges and three hours from Paris – Cher

Dominating its surroundings, this splendid château is set in 18 hectares of enclosed parkland, with a large 8,000 sqm pond bordered by a canal.

The property covers some 90 hectares, including woods, farmland, outbuildings and outbuildings.

The main château, built in the 19th century, backs onto a Renaissance wing dating from the 16th century, a vestige of the former seigniorial residence. It is surrounded by a remarkable circular dovecote listed as a Historic Monument, a chapel, a vast courtyard with janitor’s cottage and outbuildings.
The estate also includes a farmhouse and other rural buildings spread over a further 72 hectares (34 ha of woodland under a sustainable management plan, and 38 ha of leased land).

THE CHATEAU
Offering 680 sqm of living space on three levels plus basement, the chateau comprises 26 main rooms, including 15 bedrooms.

Ground floor :
A majestic 21 sqm entrance hall with main staircase leads to a through vestibule adorned with period mosaics. This leads to a large lounge, a more intimate corner lounge in the tower, a superb library, and a vast south-facing terrace overlooking the pond and canal. A corridor also leads to a second salon, a music room and a large billiard room. The 16th-century wing, with west-facing terrace, houses a spacious dining room, study, kitchen and pantry in the north tower. A service staircase completes this floor.

First floor:
5 bedrooms, 2 bathrooms, two shower rooms, a toilet, a linen room and plenty of storage space make up the main body. The west wing houses four additional bedrooms, a bathroom and toilet.

Second floor:
Seven bedrooms and storage space.

Basement:
Boiler room, cellars, fruit store and wine cellar.
The structure of the château is sound, with a regularly maintained roof. The interior, uninhabited for some 15 years, requires complete renovation.

THE OUTBUILDINGS
Around the château courtyard:
– Exceptional dovecote, 12 m in diameter, on three levels (listed),
– Chapel,
– Rented dwelling house with farmyard and outbuildings,
– Former janitor’s house (also rented) at the main entrance to the park,
– Lock keeper’s house at the edge of the property.

Set back in the middle of farmland:
– Old unoccupied farmhouse with house, barn, shed, cowshed, sheepfold,
– Other old house of 80 m² with barn, in need of renovation.

ENVIRONMENT AND SITUATION
The château’s walled grounds (18 ha) alternate between woodland and meadows. The property is all in one piece, and is crossed by a small road with very little traffic. It is 15 km from a market town with all shops and services, and 30 km from a SNCF railway station (long-distance lines). Quick access via the A71 or A77/N7 freeways.
Possibility of partial sale
It is possible to purchase only the château and its 18 hectares of enclosed grounds (excluding farmland and woods). See reference 19650CL.
