Fee schedules

This fee schedule corresponds to the amount of fees that each agent receives for a specific service performed. In the interest of transparency, you will find below our fee schedules (Order of January 10, 2017 on the information of consumers by professionals involved in a real estate transaction).

I – RESIDENTIAL REAL ESTATE

A – SALE

(Fees to be paid by the seller, unless otherwise agreed)

B – RENTAL

Empty and furnished residential leases (decree n° 2014-890 of August 1st, 2014)

VISIT, CONSTITUTION OF THE FILE AND DRAFTING OF THE LEASE

– In very tense areas (Paris and certain communes in the bordering departments): 12 € maximum per m² TTC payable by the lessor and 12 € maximum per m² payable by the tenant

– In the tense zone (municipalities listed in Decree No. 2013-392 of May 10, 2013 on the application of the annual tax on vacant housing, Art. 232 of the CGI): a maximum of 10 € per square meter, including tax, to be paid by the lessor and a maximum of 10 € per square meter, including tax, to be paid by the tenant

– In non-tensioned zones (rest of the territory): 8 € maximum TTC per m² to be paid by the lessor and 8 € maximum TTC per m² to be paid by the tenant

 

INVENTORY OF FIXTURES

3 € maximum VAT included per m² of living space to be paid by the lessor and 3 € maximum VAT included per m² of living space to be paid by the tenant.

 

II – COMMERCIAL AND INDUSTRIAL REAL ESTATE

(Fees to be paid by the seller, unless otherwise agreed)

Walls and goodwill – Hotels and restaurants – Factories – Offices and professional premises – Industrial and commercial premises – Warehouses – Agricultural properties – etc.)

Up to 50 000 € : 9% VAT included

From 50 001 € to 150 000 € : 8% VAT included

From 150 001 € to 450 000 € : 7% VAT included

B – RENTAL

To be shared by half or to be modulated between the lessee and the owner.

Up to 5 000 € HT of annual rent: 32% HT

From 5 001 € to 15 000 € : 30% excl.

More than 15 000 € : 28% HT

 

MERCURE POITOU-CHARENTES AGENCY

(Fees to be paid by the buyer, unless otherwise agreed)

A – SALE         

1) Business / Right to lease

From 60 000 € to 99 999 € : 10 % HT

From 100 000 € to 249 999 € : 8 % HT

From 250 000 € to 499 999 € : 7 % HT

From €500,000 to €999,999: 6% before tax

More than €1,000,000: 5% before tax

Minimum amount : 6.000 € HT

 

2) Buildings and commercial walls

Same scale as for real estate transactions.

 

B – RENTAL

To be shared by half or to be modulated between the tenant and the owner.

30 % of the annual rental amount

Minimum amount : 2 000 € HT

 

III – APPRAISALS

MERCURE FRANCE REAL ESTATE GROUP

80 € TTC per Vacation (hour) + disbursements and travel expenses or Fixed price.

MERCURE RHONE-ALPES AGENCY

(Appraisals carried out by our CEIF 69 experts)

150 € TTC / hour + disbursements and travel expenses or Fixed price.

MERCURE BURGUNDY FRANCHE-COMTE AGENCY

(Expert in real estate appraisals approved by the CEIF)

On estimate.

 

IV – VALUE ASSESSMENT

From 300€ to 660€ HT (according to the typology of the property to be evaluated).

Exceptions: In case of simple mandate, the amount will be deducted from the commission in case of sale by the Mercure Group.

In case of exclusive mandate, the amount will be automatically deducted from the commission.

 

MERCURE BOURGOGNE FRANCHE-COMTE AGENCY

90 € HT per Vacation (hour) + disbursements and travel expenses or Fixed price.

Notes :

– VAT rate 20%.

– These prices are to be paid in cash at the signing of the deeds and leases.

– Any delay in payment will be subject to a surcharge of 1.5% of agios per month, beyond one month from the date of invoice.

– No fee, no expe nses of any value whatsoever are due before the conclusion of a contract.
