Description
Near Labastide d’Armagnac, this 12th century CASTLE, redesigned in the 18th century, forms a square courtyard with its outbuildings. It offers more than 800 m² of living space in around twenty main rooms, including around fifteen bedrooms.
Although in good general condition, particularly with the recently redone roofs, major work is needed to bring all the buildings up to modern comfort standards (electricity, insulation, sanitary facilities, drainage, etc.).
Several wine storehouses, one of which spans more than 600 m² and has been completely refurbished, form an enclosed courtyard with the château. Other outbuildings, including a caretaker’s cottage, are in need of renovation.

The château :
On the ground floor, the cathedral entrance with marble floor and rubble and brick walls houses the main staircase.
To the right, a corridor lined with two shower rooms and a 37 m² (37 sq ft) bedroom leads to an 80 m² (861 sq ft) double lounge (known as the ‘guard room’) with old half-timbering and a stone fireplace. It is extended by a summer kitchen and leads to a second 40 m² bedroom.
To the left are the west-facing boiler room, kitchen and storeroom in the tower, and to the east are two lounges and a good-sized dining room.
The first floor comprises ten bedrooms, five of which have sloping ceilings, a toilet, two bathrooms, a study and an attic.
On the second floor, five further bedrooms, a storeroom and a bathroom complete the castle’s high capacity accommodation.

The property needs to be brought up to comfort and regulatory standards.
The roofs on the main part of the property were renovated two years ago (hail damage) and a large part of the outbuildings were completely rebuilt (twenty years ago). Some still need to be redone after collapsing.
